Real Estate Brokerage to Sellers
Seller Agreement
A services agreement with a Seller is typically an Exclusive Sale And Listing Agreement (Form 1A).  The following property specific forms also be required:

1. Residential Listing Input Sheet (Form 1) - used for listing all single family (detached/stand alone) homes to include manufactured homes permanently attached on land.

2.  Condominium Listing Input Sheet (Form 10) - used for listing all residential condominiums.

3.  Manufactured Home Listing Input Sheet (Form 3) - used for listing all manufactured homes not permanently attached to land, typically in mobile home parks.

4.  Multi-Family Listing Input Sheet (Form 15) - used for listing all multi-family properties (duplexes, triplexes, four-plexes, appartment builings, etc.).

4.  Commercial/Industrial Listing Input (Form 14) - used for listing all commercial or industrial properties.
BASIC LISTING PROCESS
1.  I will visit the property to be listed for sale and make notes of the location, amenities, and condition of the property.

2.  I will complete a Comparative Market Analysis for residential, condo, manufactured home properties.

3.  I will complete a detailed financial analysis (proforma) of the commercial/industrial/multi-family property to provide an estimate of the investment value of the property and compare it to other comparable commercial/industrial/multi-family properties.

4.  I will then provide a marketing plan to include marketing photos, maximum exposure with the appropriate real estate portals, tracking of all interest on the property, etc.
BASIC CLOSING PROCESS
Once we negotiate and accept an offer on the property, I will:

1. ensure all parties have the fully executed contract.

2. ensure escrow and title servcies are ordered and opened.  Escrow (i.e. Chicago Title & Escrow, etc.) are the neutral party in all real estate transactions to ensure all legal documents and tasks are completed as stipulated in the Purchase and Sale Agreement (PSA).  The Title department will complete a title search to ensure that the title to the property is transferred "free and clear."

3. track the transaction to ensure all actions are completed in a timely manner (i.e. inspections, appraisal, loan approval, and other contingencies stipulated in the PSA are satsified). 

4.  coordinate all aspects of escrow to include signing of all closing documents and timely recording (closing) of the transaction.

4.  keep seller informed in the progress of the transaction as actions or contingencies  are due or completed.
